An application form that needs to be filled out and paperwork that has to go to the new owner (example, welcome packet, rules and regulations, etc. and the sign off that the new owner has received this information.)
Under state law, Property Management has 10 days to issue a 6D once we receive all documentation.
- 6(d) Certificate (Sale or Refinancing of Unit): This document certifies that all association fees are paid in full as of the escrow closing date. Property Management of Andover will issue a clean 6(d) Certificate when all monies are paid and have cleared the bank in full. The State of Massachusetts requires a 10 day notice prior to the issuance of the 6(d) certificate.
- Smoke Detector / Carbon Monoxide Certificate: Smoke Detector Certificates are issued by the Lowell Fire Department. The certificate will certify that the smoke detectors in the unit are in good working condition. Please contact the Lowell Fire Department directly.
- Certificate of Insurance: Certificate of Insurance shows the insurance coverage provided by the master insurance policy. The seller must contact Property Management of Andover to obtain the Certificate of Insurance.
